Planning Your Dream Home
At Paul Schaumberg Design I'll help you make your first steps toward building the home of your dreams. I'll understand the goals you have for your new home, then work with you to come up with a set of plans that satisfies your needs, stays within your budget & reflects your desires. Planning is an important step; when your house plans are clear & contain the necessary information, they can help the whole building process run more smoothly.
Getting Started
To begin the planning process, you'll first want to think about the home you want to live in. Below are some guidelines to get you started. Giving these questions some thought prior to our first appointment will provide us with a good sense of direction. The more specific you are, the more closely I can match your ideals, but I will also help you determine any details & offer options & suggestions.
•What style of house are you looking for (Rambler, split level, 2-story, etc.)?
•How many bedrooms/rooms/bathrooms do you want?
•How many square feet do you need?
•Do you have a lot that you own or have one on hold? If so, does your lot restrict the design of your home?
•What's your budget?
Initial Meeting
At our first meeting, we'll discuss your needs & ideas, gather information & I'll present some possible concepts to you. To help this process, I welcome any pictures or sketches of things you would like to incorporate. At this stage, I'll also determine plan costs, establish a timeline for preliminary plans, & collect a retainer. Due to the variety & complexity of today's home plans, the cost of the plan is given at the first meeting after discussing the size, style & requirements.
What's In Your Plan
The evolution of your plan is as follows:
1. Concept Plan: Sketch of the Front Elevation, a sketch of the Floor Plans, square footage & overall size is determined. Windows & doors are shown but size is not necessarily determined. At times a Concept Plan may not be necessary.
2. Preliminary Plan: This consists of a Front Elevation, the Floor Plans & a rough Basement Plan. The Preliminary Plan will include overall dimensions, window numbers, door sizes & the square footage of the house. This is, for most builders, enough information to provide you an estimated total cost of the project.
3. Revisions: After you have received an initial building estimate, you may want to add to your plan or scale back. I'll make revisions based on the preliminary plan for your review.
4. Final Plan: The final set of plans will include: all Elevations (front, sides & rear), all Floor Plans, Basement Plan, Cross Sections & a Roof Plan (if required). On the final set of plans all revisions will have been made & all structural information will be included.
Once the plan has been finalized, it can be submitted to the city building inspector to obtain a building permit & work can begin on your new home!
